Terms and Conditions

Kandara Guest House

Thank you for choosing to book with Kandara Guest House.  We look forward to welcoming you.

When you make a booking you are entering into an agreement with us.  Please read our terms and conditions of booking below.


Once we have received your booking and credit or debit card details, we will process a deposit to your card and send an email to confirm your reservation (booking confirmation email).  This will normally be sent to your email address within 24 hours.  Please contact us quickly if any of the details are incorrect.  Your booking is only a guaranteed reservation when we send the booking confirmation email to you.


The price includes accommodation, breakfast and tax (VAT). Prices quoted are in UK sterling.  For all bookings a deposit must be paid in order to reserve your accommodation.


We accept the following forms of payment: cash (UK sterling or Euros), debit cards (Visa Debit, Mastercard Debit or Maestro) and credit cards (Visa or MasterCard).

Holding of Credit / Debit Card Details

Kandara is registered and certified as PCI compliant so you can be assured your personal and credit card details will be kept secure.

Kandara will hold credit / debit card information that is provided on making a reservation for up to 7 days after your departure.

Kandara reserves the right to charge the provided credit / debit card for the following items:

  1. Deposit for any accommodation booked.
  2. Accommodation charges which are not settled on your departure. 
  3. Additional charges to cover damage or misuse of accommodation. 

If you wish to change the provided credit or debit card please contact us.


For all bookings a deposit of 1 night’s charge (per room) must be paid in order to reserve your accommodation.  We will charge this to your debit / credit card.  We will send you an email to confirm the booking and to let you know what the outstanding balance is.  Any balance is payable on arrival.

Cancellation and Insurance

Once you have booked your stay, paid the deposit AND it has been confirmed by Kandara by email, our agreement is a legal contract and any deposit you may have paid may be non-refundable.  If you need to cancel please contact us immediately.

In the event of cancellation, half (50%) of the deposit will be refunded provided at least 7 days notice of cancellation is given.  For cancellations made within 7 days of your arrival date or by failing to take up the booking without cancelling your deposit will be non-refundable.

Longer cancellation terms of 21 days apply to Christmas and New Year bookings, large bookings (more than 6 persons or 3 rooms) and London special events.

If you have booked with a travel agent or online booking website (such as Booking.com, or Laterooms) the terms and conditions may differ.  If you need to amend or cancel your reservation you will need to contact your booking provider.
You may wish to take out cancellation insurance, which is inexpensive and can be obtained from any good broker.


We would only cancel your booking if your accommodation was unavailable for reasons beyond our control.  We would attempt to offer you alternative accommodation, however if this was not possible, or unacceptable to you, then we would refund all monies paid by you.  Our liability would not extend beyond this refund.

Group Bookings

We do not accept bookings for large groups (more than 6 persons or 3 rooms) without prior agreement.   A 21 day cancellation period applies to bookings for large groups.

Arrival / Reception

We do not have a full time reception desk.  You must notify us of an approximate arrival time at least 24 hours in advance of your arrival.  Arrival times must be between midday and 10 pm unless otherwise agreed.  We are usually happy to allow guests to arrive from 8am to leave luggage although bedrooms may not be ready until after midday.  If your arrival time changes you must let us know so that we can ensure we are in to welcome you.


Please be ready to leave your accommodation by 10 am on the day of departure, unless otherwise arranged.

Damages, Breakages and Misuse of Guest rooms

Please take care with our accommodation.  You are liable for any breakages or damages which you cause to the accommodation or its contents.  Please report these as soon as they occur.

We do not normally charge for minor breakages, but we may charge for repair or making good if the damage or breakage is significant.

If we consider that a guest has misused our accommodation, all guests in the effected rooms will be asked to leave immediately.

Misuse includes but is not limited to:

  1. Damage to rooms, fixtures or fittings
  2. Smoking in any part of the guest house
  3. Excessive noise
  4. Abusive behaviour towards staff or other guests.

The full cost of your reservation will be charged to the provided credit / debit card.  In addition we reserve the right to make additional charges to restore the room to its original condition, compensate other guests affected by your actions and for any extra nights the accommodation is out of service whilst being restored.


We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or our employees or contractors whilst acting in the course of employment.
